The Challenge
Our job for this project was to assist stakeholders in developing three existing adjacent parcels to the maximum extent allowable under code while enabling a phased development scheme.
Through extensive land use permitting efforts, the solution was to reconfigure each of the three existing parcels to allow for cohesive but phased multi-unit residential development. We prepared and processed entitlements for three separate short subdivisions to create six separate development sites and enable the necessary building permitting to proceed. Subsequently, we prepared and processed six separate unit lot subdivisions to create individual fee-simple lots for separate sales of each of the residential units.
With careful and exhaustive data management, drafting methods and protocols that facilitate efficient drawing setup at each stage of the project, and thorough project management, we were able to produce the necessary mapping at each step of this project. The end result was 15 fee-simple residential units and a maximization of density on a site that was underutilized.
